Harbor at Lake Henry is a Highland Homes neighborhood of single family homes in Winter Haven, right next to the Lake Henry Canal off Lucerne Park Road (SR 544), about a mile west of US 27. A limited number of canalfront homes offer waterfront living, and the Lake Fannie and Lake Hamilton boat ramps give you nearby Chain of Lakes access. It is about 6.5 miles to downtown Winter Haven and 11.5 miles to I-4. Homes range from about 1,358 to 3,162 sq ft with 3 to 6 bedrooms, 2 to 3.5 baths, and a 1 or 2 car garage, with granite or quartz counters, LVP flooring, and Samsung stainless appliances. Pricing starts from $275,900. Move-in ready canalfront homes are available now, including a Parker reduced to $319,900 and a Shelby II reduced to $339,900. HOA dues are $600 per year ($150 per quarter) and there is no CDD. Schools are in Polk County Public Schools: Lake Alfred Elementary, Shelley S. Boone Middle, and Haines City High. Here is my take on Harbor at Lake Henry: canalfront new construction with no CDD and a $50 a month HOA, starting under $300K. That is one of the best price to water ratios in the whole region. What I would check: canal homes may carry flood zone and insurance differences, so we pull the flood zone and get an insurance quote before you sign. The move-in ready homes here are already reduced, which gives us leverage. You can bring your own agent on a new build at no added cost to you.
