It has an old Florida feel with lakes, wetlands conservation, and open space, and a lot of homesites back up to water or preserve, so backyard privacy is common here. You are a short drive to Bradenton, Lakewood Ranch, Sarasota, and St. Pete, and Ellenton outlets and I-75 are close for daily errands. Amenities include a heated pool and pool house, playground, walking trails, two pickleball courts, and a half basketball court. Homes run about 1,545 to 2,540 sq ft with 3 to 5 bedrooms, 2 to 3.5 baths, and 2 or 3 car garages. Phase 3A has quick move-in homes from 1,500 to 2,100 sq ft. Phase 3B offers larger 2,100+ sq ft plans on 60 foot homesites. The Phase 1 model home is also for sale. Pricing starts from $369,900, and several waterfront quick move-in homes are priced under original list right now. HOA dues are $1,600 per year ($400 per quarter) and include irrigation water. There is a CDD, so ask for the annual amount and payoff before you sign. Here is my take on Aviary: Parrish is one of the fastest growing pockets on the Manatee side, and Aviary gives you a quieter, nature heavy setting without paying Lakewood Ranch prices. The waterfront quick move-in homes are where the deals are right now, with several already reduced. What I would check: the CDD amount on top of the $1,600 HOA, so you know your real monthly number. If you use the builder incentive, it is tied to their lender, so get an outside Loan Estimate and compare total cost, not just the rate. Ask about the Phase 1 model home if you want a fully decorated home at a known price. You can bring your own agent on a new build at no added cost to you.
