About Chestnut Estates

Chestnut Estates is a boutique Highland Homes community in North Lakeland with only 37 homes, and every one sits on a 1/4 acre homesite (average 70 x 164 ft, about 0.26 acres). That lot size is the headline. Most new construction in Polk County packs homes tight on small lots, so real space between you and your neighbors is a big deal at this price point. The streets are quiet and non-through, so there is no cut-through traffic, and with only 37 homes this will feel like a small neighborhood, not a mega development. The community sits off N. Galloway Road and W. Bella Vista Street on the outskirts of Lakeland. I-4 is about 2 miles away, US-98 N is about 3 miles, and downtown Lakeland is roughly 4 miles out, so commuting to Lakeland employers, Tampa, or Orlando is straightforward. Schools are in the Polk County School District: Griffin Elementary, Kathleen Middle, and Kathleen Senior High, with McKeel Academy of Technology, Victory Christian Academy, and Winston Academy of Engineering as additional options. Confirm assignments for your exact homesite before you sign. Homes range from 2,029 to 2,956 sq ft with 3 to 5 bedrooms, 2.5 to 3.5 baths, a covered lanai, and a 2 or 3 car garage. Finishes include granite or quartz counters, LVP flooring, and Samsung stainless appliances. The current plan lineup: Shelby II from $385,900 (3 to 4 bed, 2,029 sq ft, 2 car, den), Savannah from $398,900 (4 to 5 bed, 2,109 sq ft, 2 car, den), Everly from $410,900 (3 bed, 2,410 sq ft, 2 car, in-law suite), Westin II from $426,900 (4 bed, 2,314 sq ft, 3 car, den, in-law suite), Summerlyn II from $431,900 (4 bed, 2,356 sq ft, 3 car, den), Waylyn from $435,900 (4 to 5 bed, 2,460 sq ft, 3 car, den, in-law suite), Willow II from $439,900 (5 bed, 2,536 sq ft, 3 car, den, in-law suite), Monroe from $445,900 (3 bed, 3.5 bath, 2,540 sq ft, 3 car, in-law suite), and Willow II with Loft from $465,900 (5 bed, 2,956 sq ft, 3 car, den, loft, in-law suite). HOA dues are $1,000 per year and there is no CDD.

Barrett's Take on Chestnut Estates

Here is my take on Chestnut Estates: if you want a newer home with a real yard and you do not want to pay Hillsborough prices for it, this is one of the better setups I have seen in Polk County. A quarter acre lot on a quiet street with only 37 homes is hard to find in new construction right now. Highland Homes, now a Clayton company, has built in Florida for decades and knows how to build for our conditions. The numbers work in your favor here. No CDD means no extra assessment on your tax bill, and $1,000 a year in HOA dues is about $83 a month, which is reasonable for this lot size. Six of the nine plans offer an in-law or secondary suite, which is a big plus for multigenerational families, and every plan from the Westin II up comes with a 3 car garage. What I would check before signing: get the full breakdown of the up to $70,000 savings and the rate lock. Builder incentives often lean on their preferred lender, so get a Loan Estimate from an outside lender and compare total cost, not just the rate. With only 37 homesites, the best lots go first, so walk the site and ask which homesites are left. The model center is by appointment. You can bring your own agent on a new build at no added cost to you. I help buyers compare plans, lots, and incentives and stay on top of the builder through closing. The on-site sales rep at Chestnut Estates works for Highland Homes. They will not tell you about the lot premium you should avoid, the upgrades that do not add resale value, or the contract clauses that favor the builder. Barrett handles all of that. His representation costs you nothing, the builder pays the commission. Call (813) 692-9099 or fill out the form below.

Builders run promotions on closing costs, rate buydowns, and design center upgrades, but they change weekly. Barrett checks for you and makes sure you get every dollar available.
