About Bellaviva by Highland Homes
Bellaviva is a brand new Highland Homes neighborhood off SR 559 on the shores of Lake Mattie in Auburndale. Homesites average about 65 x 135 ft (0.20 acres), and nearly every home has a view and no backyard neighbors. A limited number of lakefront homesites allow a private dock for lake access. It is about 1.5 miles to Publix and dining, 2.4 miles to I-4, and around 23 miles to Walt Disney World. Homes start around 1,715 sq ft and go up to about 2,540 sq ft with 3 to 5 bedrooms, 2 to 3.5 baths, and 2 or 3 car garages. Finishes include granite or quartz counters, LVP flooring, and Samsung stainless appliances. Because of the lake and wetlands, only certain plans fit each homesite. Pricing starts from $340,900, and the new model center is open. HOA dues are $600 per year and there is no CDD. Schools are in the Polk County School District: Lena Vista Elementary, Stambaugh Middle, and Auburndale Senior High, with Berkley Charter, Polk Pre-Collegiate Academy, and Lake Alfred Polytech as options. Here is my take on Highland's Bellaviva: no CDD, $50 a month HOA, bigger lots, and lake views in a brand new section. That combination is rare in Polk under $400K. What I would check: lakefront homesites carry premiums, so ask for the lot premium list before you fall in love with one. Several homes on Vino Road are scheduled for November 2026 to February 2027 move-in, so timing is flexible.
