What does a new construction buyer's agent actually do?

A new construction buyer's agent represents you — not the builder — through contract review, upgrade selection, lender comparison, inspection coordination and the final walkthrough. The builder's purchase agreement is written by the builder's attorneys and is not the standard Florida contract most buyers have seen. Your agent reads it before you sign, flags the clauses that matter (price escalation, delay provisions, dispute resolution), and coordinates independent pre-drywall and final inspections that the builder does not arrange for you.

Who pays the buyer's agent on a new construction home in Florida?

The builder pays the buyer's agent commission out of its own marketing budget, so there is no added cost to you. Builders set aside a co-broke budget whether or not you bring an agent — if you walk in unrepresented, the builder simply keeps it. Declining representation does not reduce your purchase price. Florida does require a written buyer-broker agreement before an agent represents you.
