Geneva Landings is a Highland Homes community in Davenport, off Davenport Boulevard between US 17/92 and US 27. It is about 6.5 miles to I-4, minutes to Posner Park shopping, AdventHealth Heart of Florida, and Publix, and roughly 16 miles to Walt Disney World. If you split time between Tampa and Orlando or work in the attractions corridor, the location is hard to beat. Amenities include a pool and cabana, playground, open play area, ponds, and open space. Homes range from about 1,479 to 3,162 sq ft with 3 to 6 bedrooms, 2 to 3.5 baths, and a 2 car garage. Finishes include granite or quartz counters, 36 inch cabinets, and LVP flooring. Pricing starts from $326,900, with quick move-in and build options. Several quick move-in homes are already priced below original list. HOA dues are low at $100 per year, but there is a CDD, so get the annual number before you compare payments. Schools are in the Polk County School District: Davenport Elementary, Shelley S. Boone Middle, and Ridge Community High, with Haines City High IB and Davenport School of the Arts as options. Average homesite is 50 x 110 ft.

Here is my take on Geneva Landings: this is one of the more affordable ways into a newer home on the I-4 corridor, and the $100 a year HOA is about as low as it gets. The CDD is the number that matters, so ask for it up front. Davenport has a lot of short term rental activity, so if you are buying to live in, ask about rental rules in the HOA docs. If you are using the builder incentive, compare it against an outside lender. Some of the quick move-in homes here already show price reductions, which gives us room to work.
