About Myrtlebrook Preserve

Myrtlebrook Preserve is a Highland Homes community in North Lakeland, off Myrtle Road south of Duff Road. It is a rural suburban setting that still keeps you close: about 1.2 miles to US 98 N, 4 miles to I-4, and 7 miles to downtown Lakeland. That makes the commute to Tampa or Orlando straightforward. Inside the community you get ponds, open space, and trails. Homes range from about 1,358 to 3,162 sq ft with 3 to 6 bedrooms, 2 to 3.5 baths, and a covered lanai or porch, with granite or quartz counters, LVP flooring, and Samsung stainless appliances. Pricing starts from $325,900. Current quick move-ins include a Parsyn reduced to $327,900, a Raychel reduced to $355,900, and a 4 bed Serendipity reduced to $369,900. HOA dues are $925 per year and there is no CDD. Schools are in the Polk County School District: Dr. N.E. Roberts Elementary, Sleepy Hill Middle, and Kathleen Senior High. Average homesite is 50 x 110 ft.

Barrett's Take on Myrtlebrook Preserve

Here is my take on Myrtlebrook Preserve: no CDD and a starting price in the mid $300s with real I-4 access. For a first home or a move up from renting, the numbers work. What I would check: lots here are standard size, so if yard space matters, look at the pond and open space homesites. Several quick move-ins are already reduced, and the Fall Sale closing cost help can make a big difference on cash to close. Always compare the builder lender against an outside Loan Estimate. You can bring your own agent on a new build at no added cost to you. I help buyers compare plans, lots, and incentives and stay on top of the builder through closing. Visit Myrtlebrook Preserve with Barrett, Not the Sales Team

The on-site sales rep at Myrtlebrook Preserve works for Highland Homes. They will not tell you about the lot premium you should avoid, the upgrades that do not add resale value, or the contract clauses that favor the builder. Barrett handles all of that. His representation costs you nothing, the builder pays the commission. Call (813) 692-9099 or fill out the form below.
