About Brightwater

Brightwater is an AR Homes community, which already tells you something about who lives here. Arthur Rutenberg builds custom and semi-custom luxury homes, so you're not going to find cookie-cutter floor plans or neighbors who bought the same elevation three lots down. The people drawn to Brightwater tend to be established — executives, physicians, retirees who've sold a larger home and want something refined without the upkeep of an estate, or move-up buyers who've done the suburban starter home and are ready to build something that actually reflects how they live. The neighborhood has a quiet, intentional feel. Mature landscaping, wider lots, homes that sit back from the street. It doesn't feel like a development; it feels like a neighborhood that was designed to be livable for the long term, not just marketable on a sign out front. Being in Hillsborough County puts Brightwater within reach of everything Tampa Bay has to offer without being in the middle of it. Depending on where within the county the community sits, you're looking at reasonable access to I-75 or I-275, the Selmon Expressway, and the major corridors that connect you to downtown Tampa, Tampa International Airport, and the Gulf beaches. Brandon and Riverview are the eastern anchors of Hillsborough's growth corridor — both well-served by retail, dining, and healthcare — while South Tampa and Hyde Park are about 20 to 30 minutes west depending on traffic and your exact starting point. Hillsborough County public schools serve this area, and the district has well-regarded options across multiple levels — your agent can pull the exact zoning for any specific lot within the community before you commit. The practical reality of buying an AR Homes build is that you're not buying off a production line. These are semi-custom homes, which means the process takes longer and costs more than what you'd experience with a D.R. Horton or Pulte — and that's by design. Build timelines typically run 10 to 14 months depending on selections, permitting, and trade schedules, so if you need to be in a home in 90 days, this isn't your community. The HOA at Brightwater covers the community amenities — the pool, fitness center, clubhouse, and walking trails — and maintains the common areas, but you'll want to review the docs carefully for what's included and what's assessed separately. Also worth asking: whether the community has a CDD, which is common in newer Hillsborough developments and affects your total annual cost in ways that don't always show up in the headline HOA figure. Get those numbers before you fall in love with a floor plan.

Barrett's Take on Brightwater

Here's my take on Brightwater — and I'll be upfront that this is an AR Homes community in Hillsborough County, which already tells you a lot about what you're getting into. AR Homes, the Arthur Rutenberg franchise, has been building in Florida for over 70 years, and they're not trying to compete with D.R. Horton or Lennar on price. That's not the game they're playing. What you're getting here is a semi-custom product with real architectural detail, more flexibility in how you configure the home, and a builder that's genuinely been around long enough to know how Florida builds — concrete block construction, proper hurricane consideration, that kind of thing. The buyer who fits Brightwater is someone who wants more than a production home but isn't ready to go full custom from the ground up. If that's you, AR Homes is a legitimate option worth taking seriously. On negotiation — AR Homes and their franchise builders don't discount the way the big nationals do. You're not going to walk in and get $30,000 off the base price. Where you might have room is on upgrades and selections, particularly if you're buying a spec home or one that's already under construction. Lot premiums at communities like this can add real money — conservation views and pond lots can run $20,000 to $50,000 or more depending on what's behind the lot line, and they hold those numbers pretty firm. What I'd push on is the design center — countertops, flooring packages, appliances — because that's where the margin lives in a semi-custom product. Get a real estate attorney to review your purchase agreement before you sign anything, not after. AR Homes contracts are builder contracts, not Florida standard forms, and the language matters. What to watch for at Brightwater specifically: get clarity on the HOA monthly fee and exactly what it covers before you're emotionally attached to a floor plan. Ask about CDDs too — Hillsborough County has plenty of communities with CDD fees that stick around for 20-plus years and show up on your property tax bill, not your HOA statement, which catches buyers off guard at closing. On commute, Hillsborough County is a big county — if Brightwater is in the northern part near SR-54 or the I-75 corridor, you're looking at 30 to 45 minutes into downtown Tampa depending on time of day. If it's closer to the Selmon Expressway side, that changes the math. I'd drive the route yourself at 7:30 in the morning before you commit. The amenities here — pool, clubhouse, fitness center, walking trails — are solid for a luxury community, but none of that matters if the drive grinds you down every day.

Visit Brightwater with Barrett — Not the Sales Team

The on-site sales rep at Brightwater works for AR Homes (Arthur Rutenberg). They will not tell you about the lot premium you should avoid, the upgrades that do not add resale value, or the contract clauses that favor the builder. Barrett handles all of that. His representation costs you nothing — the builder pays the commission. Call (813) 692-9099 or fill out the form below.

Builders run promotions on closing costs, rate buydowns, and design center upgrades — but they change weekly. Barrett checks for you and makes sure you get every dollar available.
