About Parrish
Parrish built by Centex sits in one of the fastest-growing corridors in Manatee County, and when you drive through, that growth is obvious — but in a good way. The neighborhood has that new-construction energy where most of the families are in similar life stages, figuring out the area together, getting to know neighbors over the back fence. It's not a retirement community and it's not a party scene — it's firmly family-oriented, with kids on bikes, dogs on leashes, and adults using the pool and fitness center on weekends. The clubhouse and walking trails give the community an active feel without being over-programmed, and the dog park tells you exactly what kind of crowd this draws: people with kids, pets, and a suburban lifestyle they're intentionally choosing. Location-wise, Parrish sits along the US-301 corridor in northern Manatee County, which is the heart of what people mean when they talk about the Parrish growth corridor. You're roughly 30 to 40 minutes from downtown Tampa via I-75 North, and about the same distance to Sarasota heading south. Lakewood Ranch is close enough to feel like a neighbor, and you'll have access to the retail and dining that's expanded rapidly along State Road 64 and Fort Hamer Road. Bradenton's medical facilities, including Blake Medical Center, are accessible without a brutal commute, and the Ellenton Premium Outlets are a short drive away for everyday retail. The beaches — Anna Maria Island especially — are realistically 45 minutes depending on traffic, which is better than most people expect when they first look at a map. Centex is a PulteGroup brand, which means you're getting a mid-level production builder with solid systems behind it — not luxury custom work, but not entry-level either. Expect concrete block construction on the first floor, which is standard in Florida and matters for insurance purposes. Build times have ranged widely in recent years, so get a clear timeline in writing and ask about any inventory homes if you need to move faster. Manatee County communities in this area frequently carry CDDs in addition to HOA fees, so before you fall in love with the base price, ask the on-site team to break out both figures so you understand your true monthly carrying cost. The amenities here — pool, fitness center, clubhouse, trails, dog park — are a genuine value-add, but they're also what's funding that CDD, so go in with eyes open.
Barrett's Take on Parrish
Here's my take on Parrish by Centex in Parrish, Manatee County. This community sits in one of the fastest-growing corridors in the entire Tampa Bay region, and there's a real reason people are buying out here — land is cheaper than in Hillsborough, and you can still get a new construction home with a pool, fitness center, and walking trails without paying Lakewood Ranch prices. Centex is a Pulte Group brand, which means you're getting solid construction, concrete block, and a reasonably efficient build process. The trade-off is that Centex positions itself as the more value-oriented Pulte product, so don't expect the same fit-and-finish level as Taylor Morrison or even Pulte's own flagship communities. What you're buying here is a well-built home in a growing area at a price point that still makes sense — and in today's market, that matters. On negotiation: Centex, like most Pulte Group builders, trains their sales reps to hold on base price and flex on financing incentives and closing costs — but only if you use their preferred lender. Get a competing Loan Estimate from an independent lender before you sign anything, and use that to pressure-test whether their incentive is actually saving you money or just shuffling numbers around. Lot premiums in communities like this can run anywhere from a few thousand dollars for a basic pond view up to $20,000–$30,000 or more for a conservation lot or an oversized corner — ask for the full lot premium sheet upfront and don't assume the model home lot is representative of what you're actually buying. Also get clarity on CDD fees before you fall in love with a floor plan. Parrish-area communities frequently carry CDD assessments that add several hundred to over a thousand dollars annually to your tax bill, and that number doesn't always show up clearly in the sales pitch. Day-to-day, Parrish is quiet, suburban, and still has some of that "almost there" feel — US-301 is your main artery, and I-75 access via either the Moccasin Wallow Road interchange or heading south toward Ellenton is your fastest shot north to Tampa or south toward Sarasota and Bradenton. Realistically, you're looking at 45 minutes to downtown Tampa on a good day, closer to an hour during peak traffic, and about 30–35 minutes to downtown Bradenton or Sarasota. If you're commuting to MacDill AFB, budget a solid 50–60 minutes each way. The Manatee County school district has solid pockets, but do your homework on which specific schools serve this address — zone assignments matter, and they can vary by street in fast-growing areas like this. The buyer who fits Parrish best is someone who prioritizes value, doesn't mind being a bit further out, and is thinking long-term on appreciation as the Manatee corridor continues to build out.

The on-site sales rep at Parrish works for Centex. They will not tell you about the lot premium you should avoid, the upgrades that do not add resale value, or the contract clauses that favor the builder. Barrett handles all of that. His representation costs you nothing — the builder pays the commission. Call (813) 692-9099 or fill out the form below.
