Before you fall in love with the low HOA number, ask for the full CDD assessment breakdown so you know your real annual carrying cost. Neal Communities is a regional builder with a solid reputation for quality finishes and reasonable construction timelines, but they're not a production builder in the D.R. Here's my take on North River Ranch — it's one of the most ambitious master-planned communities in the entire Tampa Bay region, and Neal Communities is genuinely one of the better builders you'll find putting up homes here. Neal is Florida-focused, which matters more than people realize. They're not a national production builder parachuting into the Sunbelt. They build here, they know the soil conditions, the hurricane exposure, the insurance environment, and they tend to sweat the details more than your typical volume builder. The price range — $330K to $800K — gives you real flexibility, whether you're buying a townhome as a starting point or going full single-family with a pond view. The amenity package is legitimately impressive: multiple clubhouses, a lazy river, water slides, pickleball courts, a 24-mile trail system, and a Publix inside the community. That last one isn't a small thing when you're this far out. The $9/month HOA is almost comically low on its face, but don't let that number be the whole story — North River Ranch carries CDD fees, and depending on the phase and lot you're in, those can run anywhere from roughly $1,500 to $3,000+ annually on top of your tax bill. Ask for the full CDD disclosure before you fall in love with a number on a flyer. On negotiation: Neal isn't a builder that slashes base prices. That's not how they operate, and frankly their margins are tighter than a D.R. Horton or Lennar because their product is better finished. If there's no listed incentive right now, don't expect one to appear — Neal doesn't run the constant promo cycle that Horton or Meritage does. The honest trade-off with North River Ranch is the commute. Parrish sits at the northern edge of Manatee County, right off US-301 and close to where I-75 and I-275 eventually funnel toward Tampa and St. Pete. If you're working in Bradenton or Lakewood Ranch, you're probably fine — 20 to 30 minutes depending on where you land. But if you're heading to downtown Tampa, MacDill AFB, or the hospital corridor around Tampa General and Moffitt, plan on 45 to 60 minutes on a good day. The Selmon Expressway isn't helping you from here. Schools fall under Manatee County, which has solid options — Barbara Harvey Elementary feeds the area and Parrish Community High School is relatively new and well-regarded. Day-to-day, North River Ranch feels like a community that's still building its identity — there's a lot of construction activity, a lot of young families, and the retail and restaurant scene outside the gates is still catching up. If you want a turnkey suburban life with great amenities and you can live with the drive, this is a strong choice. If you need to be closer to the water or the city, keep looking.
