About Build On Your Lot
Build On Your Lot with Medallion Home isn't a community in the traditional sense — it's a program. You bring the land, they bring the house. That changes the whole dynamic of what "living here" feels like, because it's entirely up to you. You're not buying into a master-planned neighborhood with a pool and a gate and 400 houses that all look like each other. You're building on a piece of Hillsborough County that you've already chosen, or are in the process of finding. The vibe is whatever you make it — rural acreage off a county road, a vacant infill lot in an established neighborhood, or something in between. The people who go this route tend to be intentional buyers. They know what they want, they've thought about it, and they're not interested in settling for a spec home that's close enough. Hillsborough County covers a lot of ground — from South Tampa and the Selmon Expressway corridor all the way out to the rural stretches east of I-75 near Lithia, Wimauma, and Plant City. That means your commute, your school zone, your proximity to Tampa International, downtown Tampa, or the beaches is completely dependent on where your lot sits. If you're building near the Brandon or Riverview area, you've got quick access to I-75 and US-301, plus solid retail and healthcare infrastructure. Farther east or south, you'll trade convenience for land and elbow room. Medallion Home will want to know the specific parcel before they can tell you what's buildable, what site work is involved, and what permits are required — so location here isn't an afterthought, it's the starting point. The practical side of building on your own lot is where buyers need to go in with eyes open. You'll need to own the land or be under contract on it before Medallion can move forward with a build agreement. From there, expect a longer timeline than buying a quick-move-in spec — custom and semi-custom builds typically run 9 to 14 months depending on plan complexity, permitting, and site conditions. Hillsborough County has its own permitting process and inspections schedule, and if your lot has any wetlands, setback complications, or well and septic requirements, that adds time and cost before a single wall goes up. There's no HOA or CDD baked into this program by default — that depends entirely on whether your lot sits inside an existing community with deed restrictions. Get a builder rep on the phone early, have your lot details ready, and ask specifically what's included in the base price versus what's a site cost add-on. Those two numbers are very different things.
Barrett's Take on Build On Your Lot
Here's my take on Medallion Home's Build On Your Lot program in Hillsborough County. This isn't a traditional community with a gate and a clubhouse — it's a program for buyers who already own land, or are planning to buy a lot separately, and want Medallion to build on it. That changes the whole conversation. You're not comparing amenities packages or HOA fees here. You're evaluating a builder relationship, a contract, and whether Medallion is the right partner to put a custom or semi-custom home on dirt you control. Medallion has been building in the Tampa Bay market for decades, and they're genuinely well-regarded for quality in the mid-to-upper price range. They're not building entry-level production homes — if that's what you need, D.R. Horton or LGI will get you there faster and cheaper. Medallion is for the buyer who wants more say in the design process, better finishes at the base level, and a builder who won't disappear after closing. The negotiation reality with a build-on-your-lot program is different from buying in a subdivision. There's no lot premium in the traditional sense — you're already dealing with land acquisition separately. What you'll want to push on is the options and upgrades pricing, which is where custom and semi-custom builders make a significant chunk of their margin. Get the base price in writing, then price out every upgrade you actually want before you sign. Ask Medallion what their allowances cover for things like cabinets, flooring, and fixtures — and compare those allowances to what you'd actually spend at their design center. That gap is where budgets get away from buyers. Also build contingency into your timeline. Custom and semi-custom builds in Hillsborough County are running longer than pre-COVID norms. Permitting through Hillsborough County can add time, trades are still stretched in parts of the market, and a build that's quoted at 10 months can easily run 13 or 14. Get milestone dates in the contract if you can, and know what your remedies are if they slip. Because this program works county-wide across Hillsborough, your commute, schools, and day-to-day vibe are entirely dependent on where your lot is. A lot near Riverview puts you close to I-75 with reasonable access to downtown Tampa, MacDill AFB, and the Selmon Expressway. Land further north toward Land O' Lakes or Lutz drops you into Pasco County school district territory if you cross the county line, or keeps you in Hillsborough if you stay south of that boundary — and the school quality difference matters, so know which side of the line your lot sits on. If you're looking at more rural Hillsborough — areas off US-41 south or out toward Thonotosassa — you're trading proximity for land value, and that trade-off is real. Bottom line: Medallion is a legitimate choice for buyers who want a well-built custom or semi-custom home and have the patience and budget to do it right. Just go in with eyes open on the timeline and the upgrade pricing.

Why Buyers Choose Build On Your Lot
Built by Medallion Home, established in 1984 — a builder with a track record Tampa Bay buyers can evaluate before signing.
About Medallion Home
Medallion Home has been building in Florida since 1984, which means they've been at this long enough to have survived multiple market cycles — the S&L crisis, the dot-com bust, 2008, COVID. That kind of longevity in Florida homebuilding isn't an accident.
Visit Build On Your Lot with Barrett — Not the Sales Team
The on-site sales rep at Build On Your Lot works for Medallion Home. They will not tell you about the lot premium you should avoid, the upgrades that do not add resale value, or the contract clauses that favor the builder. Barrett handles all of that. His representation costs you nothing — the builder pays the commission. Call (813) 692-9099 or fill out the form below.
Builders run promotions on closing costs, rate buydowns, and design center upgrades — but they change weekly. Barrett checks for you and makes sure you get every dollar available.
