They're not building in Hillsborough or Pasco, so if you're anchored to Tampa proper or the North Tampa suburbs, Medallion isn't your builder. But if you're looking south of the Manatee River — particularly in the Lakewood Ranch area or up through Parrish toward Ellenton — they're worth a serious look. They typically operate in a small number of communities at any given time, which is intentional. They're not trying to be everywhere. Medallion builds semi-custom and custom homes in the $800K to $1.7M range, and the product at that price point is genuinely different from what you get at the production builder level. Concrete block construction, real architectural variety between elevations, and floor plans that you can actually modify to fit how you live — not just pick from a laminate swatch board. Their homes tend to run larger, with open-concept layouts, higher ceilings, and owners suites that feel like they were designed by someone who's actually slept in a small bedroom before. At this price range, the standard included features — cabinetry, flooring, appliances — are meaningfully better than what you'd call "production standard." You're not starting from builder beige and spending $80K at the design center just to get to normal. The buying experience with Medallion is closer to a custom builder relationship than what you'd encounter at a D.R. Horton or Pulte. Because they build fewer homes at a time, you're more likely to have direct access to someone who actually knows your specific build — not just a general customer service line. Their design process involves more back-and-forth on plan modifications, which is a feature if you want customization and a bug if you want to just pick and close fast. Construction timelines will vary depending on how much customization you're doing, but you should plan for 10 to 14 months on a semi-custom build, possibly longer if you're doing significant modifications. Go in with realistic expectations on timeline and you won't be caught off guard.

Barrett's Take on Medallion Home

Here's what I tell my buyers about Medallion: this is a builder where the relationship you build with your sales rep and construction manager actually matters more than it does at the big nationals. Because they're smaller and more custom-oriented, there's more room for flexibility on plan modifications, lot premiums, and design selections — but you have to ask, and you have to be a reasonable buyer to get that flexibility. They're not going to discount the base price much, if at all. Where you can negotiate is on structural options being included, closing cost contributions if you're using their preferred lender, or getting certain upgrades rolled in at cost on a slower-selling lot. Come in informed, not aggressive. On the contract side, pay attention to the deposit structure — at this price point, Medallion will ask for meaningful earnest money, and you need to understand exactly what's refundable and under what conditions. Escalation clauses tied to material costs have been part of the new construction landscape since 2021, so read that language carefully. I'd also look hard at the completion date language — "estimated" completion dates in a custom or semi-custom contract give the builder significant flexibility, and you need to know what your remedies are if the build runs long and you're sitting in a lease that's expiring. Get a real estate attorney to review the contract before you sign. At $800K-plus, that's not optional advice. On the lender question — Medallion may offer financing incentives tied to their preferred lender, and those incentives can be real. But at this price range, even a small difference in rate or fees is worth tens of thousands over the life of the loan. Get a competing Loan Estimate from an independent lender and compare the full picture before you commit. In terms of how they compare to similar builders in this range — Taylor Morrison and GL Homes are often cross-shopped with Medallion in Manatee and Sarasota. Medallion's edge is the customization flexibility and the regional focus. The trade-off is that you're not getting the same volume-driven warranty infrastructure that a larger builder has. Their warranty responsiveness is something I'd specifically ask other Medallion owners about in the community you're considering before you sign.
