What is the difference between move-in ready, under construction, and pre-construction?▾
Move-in ready homes are finished and can close in 30 to 45 days. Under construction homes have started building and are usually 2 to 4 months from completion, so you may still pick some finishes. Pre-construction means the lot is sold but nothing has been built, putting you 5 to 8 months out with full design-center selections.
Does it cost anything to use a buyer's agent on a new construction home?▾
No. The builder pays the buyer's agent commission out of its own marketing budget, and that money is already baked into the home price whether you bring an agent or not. Walking in unrepresented does not lower the price; it just means nobody at the table is working for you.
Can I negotiate on a brand-new home?▾
Yes, though rarely on the base price, because builders protect published prices to keep appraisals strong for the rest of the community. The real negotiation happens on closing cost credits, interest rate buydowns, and included upgrades. Standing inventory that has sat past 90 days carries the most leverage.
