About Riverwood
Riverwood has the kind of pace that people move to Zephyrhills specifically to find. It's not a scene — it's a neighborhood. Drive through and you'll notice it pretty quickly: mature tree canopy along the streets, people actually using the walking trails, and a pool area that gets real use on weekends. Pulte built this one with a mix of family buyers and folks looking to simplify their lives after years of maintaining something older and bigger. It's active without being loud, social without feeling like a resort you're renting. The clubhouse and fitness center give residents a reason to stay close to home, and the playground tells you there are kids here — this isn't a 55+ situation. The overall vibe is settled and friendly, the kind of place where people wave when they drive by. Zephyrhills sits in the northeastern part of Pasco County, so your highway access is going to run through US-301 and SR-54 depending on where you're headed. Tampa is roughly 35 to 40 minutes southwest when traffic cooperates, and Wesley Chapel — with its Wiregrass Mall, Tampa Premium Outlets, and the growing stretch of restaurants and services along SR-54 — is within 20 to 25 minutes. That corridor has genuinely become its own hub, so you're not driving into Tampa proper for most everyday needs. Zephyrhills Municipal Airport is local, and Tampa International is a manageable drive for travel. The area is still growing, which means some of the retail and dining immediately around the community is catching up — but what's there now is more than functional, and more is coming. Pulte is a mid-to-upper-tier production builder, and their build quality and design center process reflect that — expect more structural options and finish choices than you'd get from an entry-level builder, but also build timelines that typically run six to ten months depending on the plan and lot. The $330,990 starting price gets you into a single-family home in Pasco County with a pool, fitness center, trails, and a clubhouse included in community access, which is solid value for what you're getting. Before you visit, ask the sales team for the HOA monthly fee breakdown and whether there's a CDD — Pasco County communities built in the last 15 years frequently carry CDDs, and that number affects your total monthly payment more than most buyers expect. Get that figure before you fall in love with a floor plan.

Barrett's Take on Riverwood
Here's my take on Riverwood — it's a Pulte community in Zephyrhills, and the first thing you need to understand is what you're actually buying into locationally. Zephyrhills sits in eastern Pasco County, roughly along SR-54 and US-301, and while land is cheaper out here, you're trading convenience for space. If you're commuting to Tampa, plan on 45 to 60 minutes to downtown depending on where you're headed and what time you leave. Wesley Chapel is closer and has more retail, but Zephyrhills has its own small-town feel that a lot of buyers actually prefer — less traffic, lower prices, and a slower pace. Pulte builds a solid product, and their Life Tested layouts are genuinely thoughtful — wider hallways, better storage placement, laundry rooms that actually make sense. Starting from the low $330s for a single-family home with a pool, fitness center, and clubhouse on-site, the value proposition is real, especially compared to what similar Pulte product costs in Land O' Lakes or Odessa. Where you need to pay attention is the details that affect your monthly payment more than the base price. Pasco County communities like this frequently carry CDD fees layered on top of HOA dues, and those CDD assessments can run anywhere from a few hundred to over a thousand dollars a year depending on what infrastructure was bonded to develop the community — get that number in writing before you fall in love with a floor plan. Lot premiums are the other thing Pulte won't advertise upfront. Conservation lots, pond-backs, and corner homesites can add $10,000 to $30,000 or more to your contract price, and Pulte's sales team will present those as desirable options rather than significant cost increases. On the negotiation side, Pulte rarely budges on base price, but they'll sometimes move on closing cost contributions or a design center credit — especially if you're using their preferred lender, Pulte Mortgage. Same advice applies here as anywhere: get a competing Loan Estimate from an outside lender before you commit. The rate buydown they're offering through their lender might be worth it, or it might not — you won't know unless you compare. Day-to-day, Zephyrhills has a genuine community feel that newer, denser suburbs don't. You've got the Zephyrhills Airport nearby (small general aviation field, not a factor for most buyers), the Withlacoochee State Trail for cycling and outdoor activity, and you're close enough to Wesley Chapel's shopping along SR-54 without being in the middle of the sprawl. Tampa International Airport is roughly an hour depending on your route — I-75 south to I-275 is your most reliable option. Schools in this area fall under the Pasco County School District, which is mid-tier by most measures — worth looking up the specific zoned schools for this community if you have kids, because Pasco's quality varies significantly by area. Bottom line: Riverwood makes the most sense for buyers who want new construction quality without Wesley Chapel prices, don't mind the commute, and genuinely value the slower pace that eastern Pasco offers. If easy highway access and a 30-minute Tampa commute are non-negotiable, this probably isn't your spot.

About Pulte Homes
Pulte Homes has been building houses since 1950, when William Pulte built his first home in Detroit as a teenager. That origin story matters because it shaped the company's DNA — Pulte grew up thinking about how people actually live in homes, not just how to sell them.

The on-site sales rep at Riverwood works for Pulte Homes. They will not tell you about the lot premium you should avoid, the upgrades that do not add resale value, or the contract clauses that favor the builder. Barrett handles all of that. His representation costs you nothing — the builder pays the commission. Call (813) 692-9099 or fill out the form below.
