If that's accurate, you're looking at a very different commute picture than most of the new construction communities I cover on this site. That said, Cardel Homes is a builder worth knowing. They're Canadian-founded, quality-focused, and they tend to attract buyers who've done their homework and aren't just chasing the lowest price per square foot. Their open-concept layouts are well-executed, the indoor-outdoor flow actually works for Florida living, and they're not cutting corners on fit and finish the way some volume builders do at this price point. Starting in the $400s for a single-family home with a pool, fitness center, and trails is reasonable — but pull the HOA docs before you fall in love with a floor plan, because "not specified" on monthly fees can mean anything from $150 to $350 a month depending on what the community amenities actually cost to maintain. On negotiating with Cardel: they're not D.R. Horton, so don't expect deep closing cost credits or aggressive price cuts.
