At that level, the homes are genuinely nicer, the lots tend to be better, and the community amenities are usually more than a pool and a mailbox kiosk. The trade-off is you'll pay for it, and the negotiating room is typically tighter than with volume builders who are managing inventory pressure across dozens of communities. On the contract side, pay close attention to the deposit structure and what happens to your money if the timeline slips significantly or if you need to exit. Kolter is not known for being loose with deposits — like most builders at this price point, they're structured to protect themselves. Escalation clauses tied to materials costs have shown up in new construction contracts across the industry over the past few years, so read that language carefully before you sign. On the lender question: Kolter may offer preferred lender incentives tied to closing cost credits or design center money. Same advice as always — get a competing Loan Estimate from an outside lender and do the math over the full loan term before you decide whether their incentive is actually worth it. The warranty and post-close service is something I'd ask about directly — talk to people who already live in the community you're considering and find out how responsive the warranty team has been when something comes up.
