How Barrett Rates Builders

Every builder on BuildTB gets evaluated across 6 dimensions based on direct experience, buyer feedback, and industry knowledge.

Not all builders are created equal. After 23+ years of real estate experience, Barrett has worked with enough builders to know who delivers and who doesn't. These scorecards give you an honest, independent assessment so you can make informed decisions before walking into a model home.

The 6 Scoring Dimensions

Build Quality

Materials and finishes used in standard builds, construction standards and craftsmanship, third-party inspection results, code compliance history, and consistency across communities.

Negotiation Flexibility

Willingness to negotiate on base price, flexibility on upgrades and options, openness to closing cost contributions, lot premium negotiation, and how the builder responds to competing offers or market conditions.

Incentive Generosity

Value of current buyer incentives, transparency of incentive offers (no bait-and-switch), preferred lender terms and whether they truly benefit the buyer, and consistency of incentive programs over time.

Warranty & Service

Warranty coverage scope and duration, response time for warranty claims, ease of the claims process, quality of post-closing support, and builder responsiveness to issues that arise after move-in.

Value

Price relative to what you actually get, included features vs. upgrades that should be standard, reasonableness of CDD and HOA fees, and overall value compared to competing builders at the same price point.

Buyer Experience

Sales process transparency and professionalism, communication quality throughout the build, timeline accuracy and honesty about delays, design center experience, and how the builder handles problems when they arise.

Grading Scale

Each dimension is scored 1-5, and builders receive an overall letter grade from A (exceptional) through F (unacceptable).

Above AveragePerforms well with minor areas for improvement.
C
AverageMeets basic expectations. Nothing stands out positively or negatively.
D
Below AverageFalls short in meaningful ways. Buyers should proceed with caution.

UnacceptableSignificant problems reported. Serious concerns for buyers.

How Scores Are Determined

  • Direct experience — Barrett works with these builders in real transactions. He sees how they negotiate, how they handle problems, and what the finished product looks like.
  • Buyer feedback — Feedback from buyers Barrett has represented, covering their experience from contract through closing and beyond.
  • Industry knowledge — Reputation within the real estate community, inspection trends, warranty claim patterns, and market positioning.
